Maintenance Includes:

Outdoor Unit

  • Inspect service disconnect and fuses
  • Inspect condenser fan and fan blades stability and damage
  • Check condenser motor bearings
  • Check amperage draw of condenser fan and compressor
  • Check crankcase heater operation for heat pumps
  • Check contactor and capacitor
  • Perform a visual refrigerant leak inspection
  • Check refrigerant levels and system pressures
  • Basic hose wash of leaves and debris off the condensing coil
  • Inspect condenser coil for restrictions and/or damaged fins when accessible and applicable
  • Verify line set is properly secured and insulated

Indoor Unit

  • Check thermostat operation
  • General inspection of wiring (indoor and outdoor units when applicable)
  • Perform general inspection of filter(s); replace if homeowner has replacement filter readily available
  • Check accessible condensate drain lines and drain pans for leaks or stoppages (additional charge for rerouting if necessary)
  • Check amperage draw of indoor blower motor
  • Check indoor motor bearings and blower condition
  • Lubricate motors and other moving parts when applicable and necessary
  • Inspect evaporator coil for restrictions and/or damaged fins when accessible and applicable
  • Inspect accessible ductwork for visible tears and/or leaks
  • Test temperature rise and drop for heating and cooling modes
  • Check general heating operation
  • Test defrost cycle when applicable (heating)
  • Perform a visual refrigerant leak inspection
  • Verify line set is properly secured and insulated
